you should have place a financial penalty in the clause agreement. the penalty should be at lease two month worth of rent plus court cost$. this way your accommodate for lost of rent and eviction cost. if the seller didn't want to pay the fees it would motivate him to follow thur, or not to accept rent on potential eviction. what was the point in your clause if it didn't promote a reaction?

I dedicated my life to the building, worked thousands of hours promoting it, caring for it, did little leases, did big leases, then in 2012 downtown Detroit started to change, here came quicken loans and Dan Gilbert, rent started to climb, owning the building quickly became more profitable.
