The fact that REI produces both rental income while also appreciating.

Investment properties would need to be Conventional or some other non-QM loan product. 

This situation doesn't seem like it would produce good, long term tenants.

My plan was to refinance into a 30-year fixed rate product that repaid both existing loans and also take cash out of the property if possible to help fund my next RE investment.I have been going back and forth on whether to lock-in a 30-year mortgage (loans available up to a 75% LTV) or refinance into an ARM that would allow me to take additional money out of the property (loans available up to 80% LTV). 

It doesn't seem to have the ability to produce a worthwhile cash flow to invest in, even if you rent out all of the home's bedrooms and the casita.

During your due diligence period you should be able to request that the seller provide a trailing 12 month breakdown of the expensesAlso, 30yr fixed is a great product as many mentioned... my thought is, take the lower payment, then if you want to pay it off faster you have the option.

Google has some good products out for hard wired cameras!

(photography, video production, meetings, etc) This is for companies to rent your place so you can usually charge more and they don't typically spend the night, just book for like 6 or 8 hours type of thing.The other thing you could do would be direct bookings which would require a website and some type of marketing to drive folks to your website. ( Social media, SEO ads, etc.)

They most likely will not have near as much sales production as experienced agents.
