The location is optimally situated in a busy and constantly growing commuter hub and professional district.Although at present I am not a real estate investor in a traditional sense, the requirements of my operation has indirectly brought about an significant interest in it.I hope to be able to use this site as a meeting point for local investors and/or private lenders interested in discussing both short and long term opportunities.Thanks again for allowing me to introduce myself and I look forward to working on many exciting possibilities through this site.Best, Christian Crespo

I consider myself lucky that I got my college degree in high school teaching because that style of discipline and calling bluffs is what I seem to have to employ often with tenants.Jon's right though - doesn't sound from your post like "terminally ill" is on the lease anyway.

However, throw in some of that guru style letter campaign marketing; an ad in the newspaper; some fuel to drive to look at some of the properties; entity maintenance; legal expenses from time to time; phone expenses; office expenses; etc, etc, etc and that number could be significantly lower.

I've also seen posts by people interested in lending private/hard money but don't know how.
