If you qualify for conventional financing I would suggest doing the conventional financing with better terms and you can protect your assets using an umbrella insurance policy.

A lot of insurance companies won't write a third party that doesn't have a financial claim/stake on the property as "additional insured".

I hope you verified their license and insurance, added yourself as "additional insured" on their policy, checked zoning, and are prepared for additional wear-and-tear.I personally don't allow it anymore because it always turned out bad.
