You need to show lenders and partners that you are going to be capable of pulling off such an investment.   

Found out that the store sales for the main store were worst in the region, the roof needed some work, no drive through capability based on the lot design, and this part of town is not growing like the Western Side of Town.  

Capabilities for tenants to pay through the site would be a bonus.
