:5 unit C class building in a C neighborhood.

Hi @Matthew PowellI am a realtor and sat in on a class a couple years ago taught by Paul Kingsland, he runs the Kingsland Company, P.C.

I have a quick question that I would like to pick everyone’s brain about.

Simply my opinion but it’s becoming a rare asset class with the gentrification.

Markets have firmed up and that's a good thing.. there just is not the distressed inventory that made this much more viable 10 years ago.but that all said its still viable in D class areas and low value asset areas that are underserved by the real estate community.   

(slightly more expensive)- Should I get replacement cost coverage since the market has picked up so much for a new build?

@Spencer ResnikFirst, is is your tenant class where you can rent by the bedroom? 

I'm looking to pick some brains.I'm a Lawrence,KS native, single mom, and moved back home about a month ago.

@Ben Ertl - the numbers look ok, but the bigger issue I see is the "C" class area.
