I have about 3.5 mill to invest and absolutely will not take less than a 10 percent cap rateHi Steve,I see your based in Ohio.There are so many opportunities in Ohio with some crazy figures.I personally wouldn't get out of bed for less than a 20% net cap.We are a smaller operator and can be patient and move quickly when a good deal comes up.Stay in your own backyard (Ohio) and I am sure you will find some awesome deals.Just my opinion.Thanks and have a great day.

Find great deals, be patient and keep at it until you find someone who gets it.

@Lesley ResnickThank you for your comment -I do trust my agent and we have been cooperating very well - felt more like friends to be honest- This is something i can say i was lucky with, he has been a great service provider and patient with new investor - which is key.With that said, money is money and business is business,  and confidence in the deal comes with as much knowledge you gain and opinions you can get from various aspects and people that know the area, just like what you provided in your post. thank you;. 

Finally, be patient, and things will start to take shape.

So, from my end, be patient, find a good deal for your market, one that is structurally sound but not updated and do your thing....

Be patient and persistence are both factors to believe in.  

I would be patient and try things a little at a time like @Jonathan Twombly suggests.
