Personally, I split my deals 50/50 - sometimes I work harder, other times my business partner does, it depends on the deal.3) Make sure to outline all responsibilities in the partnership.

I found this post helpful for rough estimates of neighborhood grades in Columbus: https://www.biggerpockets.com/forums/577/topics/312730-a-b-c-d-areas-in-columbus-oh Based on the numbers you outlined, I've got to guess you're dealing with a C or lower neighborhood, and possibly not a desirable area for students.A lot of multi-families in Columbus seems to fit the "1% Rule" fairly well with their list prices, which would put estimated monthly rent on each of the 14 units at $350 - pretty low for Columbus.

If the tenants are good paying tenants I would just write an addendum to the lease outlining the exact length of the stay for the visitor.If you have had past problems with the tenant in any capacity I would not allow this.
