Getting started in multifamily requires more money, skills, and credibility then other forms of real estate so in order to get those things you really either have to do a paid membership, or buy a ton of single family and slowly work your way up to more units. 

We use quickbooks online to track our time, payroll, and income and expense tracking.

Be wary of hard money loans; they can be pricey, often around 12% interest for newer, which can quickly eat into your profits and also require a high down payment.

I've reached out to a couple I've found online but they were unprofessional and didn't inspire much confidence--and then they didn't have any deals.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

However, I have some concerns about the potential costs involved in mold remediation, especially if it requires tearing up drywall.I'm considering whether I should inform my insurance company to see if they can cover the damage.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

What if you require more rehab $'s than originally estimated?

Our property doesn't meet the zoning requirements, so the decision has been made for us.
