And of course keep posting your analysis.As far as this report goes it definitely needs a lot of work and explanations on how you came up with the numbers, what your plan is, how old is the building, what type property (SFR, 2-unit, 3-unit, etc).

Roof was replaced 5 years ago and looks nice. 3 of the 4 water heaters are under 2 years old.
