I have a 2.99% 30 year fixed I would do a lease option or mortgage wrap with for someone with a $480K down payment.

My options for fixing this were extremely limited, almost non existant.

Would the owner seller finance you the down payment? 

@Derek Morrison,To buy a property in a 401k you need a non-recourse loan since as a "disqualified person" you are not allowed to provide a personal guarantee for the loan.

And are there non commercial options available? 

Acquire the land through a seller-financed deal for the deed to the land and use it for collateral to cover the 20% down payment needed for the construction loan. 

Can I still depreciate it until the buyer makes the final mortgage payment?
