So, I'm not sure what the "multi multi million dollar properties" have to do with the rest of us.If you want to talk about the "meat and potatoes" RE market, I'll bet you'll see some palpable downward pressure once the rates come off their historic lows.

I think this will play out as follows:1: Delinquent tenants will have more time in their apartments without paying, increasing costs to owners.2: Owners will raise the rent on everybody else to account for the higher cost of doing business.3: The quality of the housing stock will be worse off, because the small group of free riders will negatively impact everyone more broadly than they once did. 4: Multifamily housing values will be negatively pressured(in a very modest way) due to the new laws.But I don't see huge effects.

I agree.In this situation, the bathroom has an existing rain shower installation which I am considering to remove and put in a regular wall mounted head.A rain shower has to be large diameter to achieve the rain effect, which is always going to result in lower pressure.

The reason for this is most associated with poor grade or pitch which caused  excessive soil /water pressure against the wall resulting in incremental displacement as wall yields to horizontal earth pressure.

So there's actually downward pressure on rents because a lot of the owners bought when prices were way lower, so they cash flow well at any price and they want to maximize occupancy, so they compete on price.
