Its another book on why a stressed seller benefits from an investor buying as-is taking over the often behind mortgage.- Today (as always) the most fertile group of sellers for sub to deals are the very VERY difficult deal scenario of pre-foreclosure.

Sounds like the capital call is going to essentially buy time to hold off a delinquency on the mortgage and not so much rehab units that are not livable.

The buyer can't successfully refi then and is stuck with a potential liability they've overpaid for.Moreover, the other risk is that if the seller still has a mortgage and the buyer is making payments directly to the seller, the seller could collect the buyer's payments and stop making payments to their lender (pocketing money) until their lender forecloses.
