Building material shortages, combined with price increases and a shortage of construction labor continue to constrain new home building.

I currently have 3 rehabs going on and it starts to get a little hectic keeping contractors and materials and receipts and payments in line.   

In my area for example- I often see off grid 'tiny home parking' or 'property caretaker parking space' for rv's advertised on cl - 200-800 a month depending on the location & amenities

We try really hard to use a just in time delivery system, so materials sit for as short of a time as possible. 

For example, the marketing campaign will need to have x number of direct mail sent per month to these types of owners, there will need to be Pay Per Click advertising, SEO advertising, etc.

The reason is there isnt enough materials and labor to cover all the new demand for building.

Now they always advertise the house but they will say HEY I AM JUST Selling the contract. 

All of their marketing materials say that these properties cash flow.

Last thing to consider - right now duct material is hard to get.

State exactly what will be done, where it will be done, who will do it, what materials they will use, who pays for it, when it will be complete, and what happens to the improvement when they move out.
