Over time of building a relationship with them, you'll hear the good, bad and ugly.I don't think it's smart to jump into any major commitment without a reasonably long period of relationship building and regular contact.I'm not a fan of those large national turn-key property providers marketing everywhere.

You can still take the majority of all the cash or even more (comparable to profit in flips) you have invested in the property bought, not pay any taxes on the "profit" and cash, and also invest the profit and cash in another deal.

The house is in the probate process and the probate judge just released the house to be sold.The house was built in 1972 and has not had any major upgrades since it was built and there is a plumbing issue going on.

I have found one major bank that will give us a HELOC on a rental and called ~30 other banks/credit unions in Atlanta, Georgia and none of them would offer the HELOC unless it is a primary residence.

That could be 30-40% of the tax you would pay by just selling.But if you've really had the intent to maybe hold this property for productive use and it's just not penciling out then you may want to think about a 1031 then or now if you end up selling and then buy your next hold property with financing that will let you keep it.

The 10 year maturity date is where the LOC will modify into a different product all together.
