I don't mind higher upfront costs, but would want to learn more about how lvp and hardwoods compare in terms of wear / longevity / cost to maintain / etc.I'm also looking at installing a fence, as it doesn't have one in the backyard yet.

To be eligible for it you not only must have legitimate business or self-employment activity, but you must also maintain it in order to maintain the 401k, it is considered to be employer-sponsored plan and it can't exist without the plan sponsor.
