If they find out and approach you about it, just let them know that you always identify yourself as the property manager in order to maintain a good relationship with your tenants. 

I don't mind higher upfront costs, but would want to learn more about how lvp and hardwoods compare in terms of wear / longevity / cost to maintain / etc.I'm also looking at installing a fence, as it doesn't have one in the backyard yet.

If it works with current rent, then, the increase will be a bonus.And older property will require more maintaining.
