Hello BP,I have made the decision that I want to take action and start RE investing for a number of reasons but the main one being able to spend more time with my family.

A property has a lien on it currently , but will be ". gone " from the property in a few months ( the line's 10 year probate period Will be up in a few months )The property needs $20,000 in repairs ( materials only )I currently have a FHA loan on a propertyThe ARV on this investment property will be $130,000My all-in cost for the property will be around $80,000My main questions please are:1. will i be able to get a 2nd FHA loan if I make this my primary residence vs an Investment Property ?

@Antoine Martel Yes, Airbnb would be our main focus, along with other similar sites.

The other 3/4 of the lot is rented as yard space for businesses. 1 business is a main line plumbing excavation company.

The liability protection is the main reason to do them and in general I figure that even if you dont think you need it you are better to have it. 

I said 2018 is the year I want to jump onto my main goal of buying and owning rental properties.I'm looking to invest in 4 Areas;1.

Mainly to setup a business checking account and have an Operating Agreement.

The seller had bought the property with the intention to sell it for the appreciation and not the rent income.

I mainly went to the auction for the whole experience(it was my first time,lol) and it's been a great experience !

When a file is three years old, stick it in an "Archive" folder that follows the same hierarchy as your main folders.
