I'm looking to invest mainly in rentals in Jacksonville, FL -where I grew up- within the next year and move back permanently as soon as possible to manage them. 

I don't think I have ever bought a REO property that did not have at least a little mold.So far they have been an easy fix and related to the house being vacant.Bathrooms and kitchens are the main areas which need good ventilation.

My main interests are to learn more about the experiences of other "seasoned" landlords to help me not make the same mistakes or better my overall experience as a landlord.

We are real estate investors and brokers dealing mainly in the Navi Mumbai, Maharashtra, India area.We specialise in bulk deals with builders and generally buy out 30 - 50% of the project and then resell the flats.Have been in the business for the last 8 years.

In the commercial real estate world, there are mainly 5 different fields (retail, industrial, office, multifamily, and raw land), not just one as in the residential world.  

The main property is now worth 1.2M, with about 400k in discharged debt being paid monthly. 4 plex, owner occupied.The other 4 properties combined have 700k value with 500k in debt.Does one need to show the other discharged debts when applying for fha or conventional refinance of the main property?

As for the separation, I'm no expert but I think it's a possibility that the previous owners started a french drain project but gave up..How much money would you expect a finished basement with added bath and structural fix, gutted and redone rooms, complete conversion from drop ceiling to drywall, an expanded kitchen/reno, and added bathroom to the main floor, cost?

I plan to use BP as one of my main resources.In terms of a website, I am in the process of finalizing a simple one, but plan to have seperate buying and selling sites soon.

I would love to speak with you further regarding this because one of the main goals of my colleagues and I have is using these properties as a way to give to charity as well as turning a decent profit.
