If it's a commercial lender or portfolio lender or small local bank they may not care where it comes from.  

I also get them in our local neighborhood facebook groups.

If you're also looking at Ohio, I invest locally in Columbus and Cleveland.

This could be contingent on the market you are in so you may want to source locals in your area and how they handle.  

I would recommend networking with some local investors in Texas who could give you unbiased feedback (not someone trying to sell you anything) and 3 to 5 property managers.

If you post the type of land and location you might get local experts to weigh in. 

hello friends, I have an old traditional IRA from my first job that is sitting in a local bank since early 2000s. it has about 40kI now have a W2 salaried job for 20yrs where I've participated in a employer run 401k i think with John Hancock.

All the off market stuff is held ransom by the local wholesalers who have a major footprint in the local markets. 

. ****, even some of the localized experts like Mark Spain/Opendoor get caught in the trap of it too.
