You may also reserach your local building department that for addressing posible grandfathered in clauses or conditions. 

@Russell Brazil, I do believe the South Carolina contract is similar in that a clear CL-100 inspection is expected at closing, even if there is an HOA, but if not the buyer only has the following 3 options:Accept the Property in its present condition, Negotiate with the Seller for the payment of these repairs and treatment, or Terminate this Contract by Delivering Notice of Termination to the SellerWe have been clear that we won't be replacing the sheathing as we are not authorized to remove the siding to do so, but they haven't given notice on any of the above options. 

It is relatively low value (50K), although it is in good condition after some recent repairs. 

You're not likely to get a home run deal but you could still get a good one, depending on it's condition.

If a house has been on the market longer than a month or so it is priced too high for the area or for its condition.

If they have not provided you with a detailed idea of what types of houses you would be able to buy and what condition they are in, you may need to shop around for another broker.My loan officer made sure I understood what condition the house had to be in.
