I work full time and make a fairly decent wage, recently obtained my real estate sales agent license, and just started my own company doing what I do for a living on the side (electrical contractor).  

A PM is an intermediary and their business is NOT refurb/rehab and if you elect to use one, they'll just smile and proceed without concerns other than you pay the bill.a) network with friends who have remodeled recently to get names and first had references - - one of these are work 10x any website review.b) learn as much as possible about what you WISH to be done vs what actually NEEDS to be done (ie know the needs vs wants problem we all have) as there's lots of cash between them.c) read up on contractors bid process in your state, the allowable deposit and how to make progress payments.d) set a completion date with penalties for missing it.e) a contractor must have a license; verify and find complaints. f) must have liability insurance and be bonded (this protects  you from him just walking away).

I got a degree and a broker license in 1980.  

If you want to replace 90k a year I would suggest you get a Real Estate sales license start part time.. its fairly easy to make 90k a year in real estate if you have a book of known clients and associates and if your in a modest to upscale price market. 

Just to be a pain in the butt, they could file a complaint against you claiming you're operating as a broker without a license (I've had this exact complaint filed against me in the states of Washington, Oregon, and Colorado.

Hey guys,  So I am interested in getting my real estate license and Im wondering if anybody can tell me what kind of costs I will be looking at all said and done and what's exactly needed on my part.

I need a reasonable licensed and bonded plumber.  

I am currently studying for my NYS RE Sslesperson license and I'm seeking to invest in Yonkers, NY. 

I'd start with getting a RE license and go to work as a low paid assistant to a heavy hitter in town.
