As a design professional but not a licensed architect I know that in Tennessee I can legally design any residential dwelling as long as it is no more than two units.

Keep in mind that all liability will rest with you as the owner/contractor.

If anyone could recommend affordable and reliable contractors in Suffolk county, I would love names and numbers. 

While I'm here if anyone knows of an affordable punch out contractor that would be much appreciated also.

Lenders are easy good luck finding the contractor.

So, essentially, you would be acting as an unlicensed contractor.

Would a general contractor be able to determine the damage by tearing down the walls?

Now that I'm doing it full time, the need to be more organized with costs, contractor and materials scheduling etc. has become apparent.What software are you using to project manage your rehabs/flips?

The subcontractor will have the keys, answer the calls, fix anything that don't need license, and coordinates licensed technician work.
