They will find the person and garnish the wages or levy the bank account.b) hire a judgement recovery agency and pay 50% of recovered amount (contingency basis).c) you can garnish the wages or levy the bank account yourself if you can find that the person still has his account open (I assume he paid with checks and you made copies of checks), or he works in the same place.

By the way, a hundred dollar deductible does not sound like a terrible deal, it is like an insurance deductible and lessors don't want to be hammered by petty items.By the way, is it the actual opener or clicker?

Basically, half of every dollar your rental makes will go out the door to some cost or another (other than a mortgage payment); you may not spend 50% this month or next month, but in the long-run, it will be somewhere around that 50% number.So, if you deduct 50% of the monthly rent for all your costs, that leaves 50% of your monthly rent to go towards your mortgage payment and your profit.
