Do people just stay away from the larger multi families due to the difference in financing?

I have owned much larger buildings and you can’t beat the cash flow and ease of a duplex!

REI is a "safer" bet in their eyes with quicker and larger returns. 

This is why you should consider investing in larger rental properties which inevitably provide better cash flow.

And the larger landlords are stuck paying attorneys thousands, many of whom do not really know exactly what they're doing either. 

@John Fitch Your house would not make a good rental at those numbers so if those are my two choices, i buy a rental and stay in the house that's paid off
