if so, is it better to hire a contractor for remodeling the kitchen and bath, and the other contractor for painting and one more contractor for the yard work?

Dear Friends,I am working on my first flip and am looking for some glass tiles ( blue, grayish blue, greenish blue, say) for the kitchen backsplash.Any pointers to online tile shops that sell glass tiles for a reasonable buck?

Spent way too long originally trying to clean everything (cabinets/flooring/etc...) when it would have been smarter to simply replace.Unexpected Expenses:1) Shellac Primer is TWICE as expensive as your standard KILLZ.2) HVAC/Water Heater needed to be replaced3) Hidden subfloor leak in kitchen & near fireplaceEverything else was relatively straightforward.

The day I was born.I recommend checking on top of kitchen cabinets in every home you buy and after every tenant vacates a property.

He had a little dog that would relieve himself in the house, and the kitchen looked like a dozen science projects gone horribly wrong.

Bassically the toilet and bathtub are not draining at all and the kitchen sinks are draining slower than normal.

Can anyone recommend a line of prefabricated cabinets that are durable, look good etc.We want a nice kitchen for a rehab but don't want to spend the money of custom cabinets.Thanks

I would want the tenant out so I could get the rodent problem under control and get a full scope of the termite damage.That is what I would be concerned with as well as your re-tenant and lost rent costs until you rent the unit out again.Since you own a duplex they have shared walls.You have to make sure the other tenant is clean or the pest control service will make ZERO DIFFERENCE.The reason is even if you put poison down but food is available the pest will leave the poison and eat the food.You have to close off all exterior gaps of the building,keep tree branches away from critters getting in,keep trash in trash cans and away from the building for pick up,clean unit top to bottom,pull out stove and fridge in kitchen and degrease and sanitize.After years of recycling tenants you would not believe what builds up back there that attracts and breeds pests.Good Luck

Above and beyond those major issues, the kitchen is in good shape, just need to replace the countertops, a few cabinet doors and appliances.
