I was under the impression that a fixed price for the house and inflated rent are used when starting the lease option but further reading shows me that some people let fair market value dictate the prices. 

We're currently at about the 8 yr mark since the last RE low, yet home values continue to rise with no let up in sight.

Alot of growth with businesses in upcoming years will bring new job growth and a rising economy here as well. 

If your credit score is still mending and your home’s value has been slow to rise, sticking with an FHA refinance may work best for you. if your home has gained value in the past few years of the housing rebound, you may be able to forgo future mortgage insurance payments.

There is nothing wrong with a bit of lifestyle inflation either.  

For retail properties 2 million loan minimum is what I am seeing and some are at 5 million with rising property values.

One thing that I should probably be concerned with is the ability to gradually raise rents (such as by 3% per year) to keep up with inflation.  

Is it on the rise, dropping, peak, etc?
