Don't know about NY but here in Texas the Consumer Protection Division of the Attorney General's office handles tenant complaints.

If you don't want to handle the stress of firing a property manager, use that financial planner of yours to research and find a new one!  

I went in expecting to make a positive cash flow thinking my PM could handle the rest.

It occurs to me that the same company is also handling our personal REFI and opening of a HELOC.  

We usually handle our evictions ourselves or hire an attorney, but not a high falootin attorney like big businesses have.

So your use with radiant heating would qualify as a situation that if I were to add AC I would first look at the Mini Splits.Another gotcha is make sure your electrical can handle the expected load.
