New to these forums but have been following real estate investing for a couple months now since buying my first multi-family property in Southern California.

Homeowners pay the price (packing everything up, preparing to move,...) and are then stuck with their own house when they were depending on you following your word to actually buy their house.Wholesaling is legal (state dependent) but include "Being Ethical" in the business plan.

Great opportunity to have more cash in hand and invest in bigger projects but is there a formula to follow?

Make sure you understand and follow the above to stay out of trouble.

Look here on BP for Blog Posts from the Muli-Family guys and follow them so you know when they post new content.

It would be worth the $100-200 for a half hour/hour of an attorney's time to ensure you are following the laws and create a plan going forward. 

If you follow these points you will greatly reduce your risk of major loss.

If you find someone local in the Charlotte area you might be able to work a deal where you lend an experienced investor some money, make some interest, but also have them mentor you in the process they follow from start to finish in using your money to acquire an income producing asset.
