That doesn't necessarily mean the level of finishes - flooring, cabinets, countertops, fixtures, etc - will be same as your own home or your other apartments.  

the floors look like laminate/vinyl some parts need help not all.  

Hey all, I'm helping a friend with his rehab project on one of his investment homes and I'm looking for some contractors that will put up drywall on the 2nd floor of his house.

I used an analytics company to scrape the data from shared rooms within a 0.5 mile radius of the home I have under contract, and made a spreadsheet of their occupancy rates/cleaning fees/rental rates etc.

The renters policy will pay those costs as well as other costs that are incurred such as meals, cleaning, etc.If someone gets hurt while in their unit, normally the injured persons attorney will sue both the Landlord and the Tennant. 

I just got done with a unit turn, where I opted to replace the carpet with laminate flooring, but the choice came then to which flooring to use, the cheap stuff at $0.75/sq/ft, or the waterproof and durable stuff at $2.50/sq. ft.

biggest unseen expenses I can anticipate might be floor joists, electrical, plumbing (it's got public sewer and water), and perhaps just general full cosmetic replacement if the tenant moves out.

They will then give you a draft set of drawings, front & side elevations and floor plan. 

They have been very good tenants and they are keeping the house clean and well.  

Floor gets warped and funny things happen.
