Or you can think long term and know It always helps to have a local guy who is financially invested in the outcome of a property as opposed to just a paid worker, so you'll get priorities from him, better rates and someone who ensures quality finishing etc.

I know of plenty of suburban duplexes where both sides are 3- and 4-bed townhomes with garages and finished basements, built in the '90s and '00s.

And going from 3-4- bedrooms just doesn't add value (especially if the space is already there just not finished).Sell and take the money tax free.

The zoning city inspectors were very responsive and glad we were improving building but they wanted the entire building renovated before a single unit could be rented (which makes sense, but my original plan was to renovate 2 units and then market and rent those 1/2 way through to start getting cash flow sooner while finished the last 2 units).

You all have me thinking ....Since I have a full side lot on the house with a 2 car garage on it that was partially finished for a rental by a previous owner, what about splitting the lots, selling the house for a bit less now and building a single family home on the lot I retain.
