My experience has been that when a condo owners association voted to impose a large special assessment they also line up financing for the condo owners who don’t have ready cash (except in NYC coop buildings where the “best” coops require any body purchasing a coop to have $100 million liquid!).

BOA, wells fargo, FNMA, etc will never sell before market, unless you are a bulk buyer buying $100 million worth of property or so.If its a small bank or local credit union, you have a much better chance at talking them into a pre-sale.

I realize that the resultant vacancies waiting for HOA approvals will kill my cash flow.All in all, I cash flowed OK when I had it, before the change in rules, and was able to profit from the market fluctuations, The condo complex was land-marked though, needed a new roof that cost over a million to replace.

Depending on demand I can adjust the price of the room and I usually make about 750-950 a month off a room.Based off my current model I am now thinking it will be smarter to apply the same strategy to entire condos in Atlanta and rent them for about $105 a night.Benefits - million dollar liability insurance , short term (can check on property) , debit card and gov id on file, payment with 24 hours.What do you guys think?
