I have about $40k to put down, but it doesn't seem feasible or worthwhile in this current market here. 

I'm learning the basic terminologies, types of places, and feasibility of doing things all rather slowly.  

Is this still feasible when adding numbers in the hundreds?

At 20% down it wasn't feasible ($200/mo profit) but if I put 50% down, it gets fun.

And it certainly means many times a deal just isn’t feasible.

But to come up with a $70k down payment multiple times just isn't feasible. 

So, answer me this, if it's not feasible cost-wise, and can't be used for drinking or agriculture, why is it being promoted so fiercely?
