Those that succeed are those that don't let fear, hardships, obstacles, roadblocks, etc stop them.

I also have somewhat of a fear that I will find a property, but no buyer since I do not have a buyer's list developed. 

These points should help do two things, 1) the seller get some fear and 2) give some value to your offer.Let us know how things go.

Therefore everyone needs to manage their learning curve and fear or comfort zone.

However, I do have one fear.

Don't let fear of UBIT stop your dream.You and certain members in your family cannot benefit from the investments held by your IRA.

I hope its inspiring for others who are like me: motivated and determined but also battling self doubt and fear of failure. 

That allows you to not be in fear of losing your own home, or automobile, or retirement accounts, in the event that you are sued. 

That was my fear.
