The amount of cash flow from a single property isn't a lot (eg $100/door), so if moving and renting rooms isn't an option (that could let you live for free), then it might be tough.

50k is really small and you will have a tough time finding a lender willing to go that low.

This is an area I have looked into for my first investment, and the more I look the more it seems like a tough way to go. 

I have been in real estate for effectively my whole life as an employee but am looking to build my own business/portfolio. 

When I first started real estate I was able to complete my job tasks each day so any extra time or in between what I was doing I would speak to other employees, customers, etc. about real estate.
