Do you rip out all plumbing and electrical or just patch and fix?

New drywall, majority new electrical, new plumbing, ac unit, windows, doors, subfloors, bath, kitchen everything new.

The other additions or changes are as follows;All new flooring throughout the house snap down hardwood with tile in the bathrooms.All new plumbing throughout the house.Added one bathroom and renovated second bathroom with tile shower and tub.

Look for the properties with below market rents listed, very surface level cosmetic work, or easy value add (such as a garage with plumbing and electric already hooked up) that could be converted to an extra unit easily.  

I have six pretty large complexes in my community that have been around for 20 - 40 years and they are all slightly neglected and well known for domestic violence, drug use and dealing, etc.For the short-term, it's probably good.
