After calling my lender he explained that I need at least 6 months in reserves that I need to show via savings or liquid funds such as retirement or other investment funds.

I am asking how an experienced investor would follow up because I do not believe this property can be put under contract for a wholesale.Unfortunately I do not have the funds to fund myself a deal due to low income and putting any savings I had into starting this journey (possible mistake).

If it values at $150k and you keep it, consider getting some cash out of the deal to keep your business funded. 

Here's the question.....instead of accessing equity, what resources are there to fund a down payment on a 10+ unit commercial property?

$25K is not enough, in my opinion, to insure a solid reserve fund.

The neighborhood is desirable for the area, new homes planned to be built a couple streets over, high elevation, no flooding and underground electrical (electricity is fine after the storm). 

I was fortunate to have a savings fund my parent set aside for me I was able to pull out from after college.

HI BP, I want to borrow some funds off of my Dad for a quick rehab but he's new to the lending game and I've never borrowed short term before so we're both curious as to what's the norm for this type of loan?

Looking for advice on how to obtain a secured (using property) non-income verification type loan for the purposes of renovating a non owner-occupied second home that is owned outright in order to to turn it into a short term/vacation rental (thus utilizing those projected funds for repayment).I've looked a lot of options (mostly from conventional lenders) but 99% of them want to see tax returns/proof of income.
