Thanks to everyone for weighing in, thankfully I'm not really involved in this situation, but since I hope to own some rental properties someday, it's good to see how to handle it.I definitely agree with Jerry W. about Dave Ramsey, actually our boss offered him a free financial peace University class, but you have to be ready to make a change before any of that excellent advice works.As someone who was a renter for 8 years (I can honestly say I was a good tenant, a roof over your head comes first) it's very interesting to see the other side of the coin.

The numbers involve meet my investment criteria but for refinancing purposes down the road I want to take all of these attached townhouses and "convert" to one multifamily property so that I have 10 "units" instead of 10 single family homes.

I do not know if this is your first 100 unit that you need to be buying this just with an attorney involved and winging the rest of the process.As far as the inspector I have an engineer that travels the country and does a phase one survey, site inspection, and cost reserve stable for one price.

This 4th leg involves a lot of things (some tedious some more involved) but I think that dropping the ball on anyone item can be the loss of a good buyer.You may want to find an agent that will let you do a hybrid model between full service listing and an MLS listing.

From what I understood, it has something to do with the involvement of the government in the way Fannie Mae and Freddie Mac operate (the Federal Takeover of 2008) As I was explained, the new DTI requirement will apply to private portfolio loans, but not to loans that will be sold to Fannie Mae and Freddie Mac (Conventional loans).
