We always check the county recorder for the deed/title of the property the tenant is leaving to cross check the owner against the name supplied by the prospective tenant.

I think you can still get good deals in surrounding areas, as Heather mentioned, and I am partial to areas just over the Rhode Island border where the courts seem to be more landlord friendly anyway.

Many of those Avon school ones on the border do have Indy addresses so it might have some stigma for buyers because the address is not Avon/Plainfield.
