The lender will only count the guaranteed income stream in the primary term for loan purposes and risk.If this is a national chain and rent goes up 2% a year but goes up in 3 year blocks at 6% a time then it's not that big of a deal.

It's supply and demand so I would start at $100/month which is F'ing crazy but your not looking for volume, you only need one person who values not walking 1-3 blocks in the Winter and can't afford to have their car towed.

Hi Anthony,It will look weird if you try to restyle it yourself.It might be wise to talk to an Architect in the area who does SFH work.That way it's more likely that everything will be styled good to the eye and match.You don't want the 1st and second stories looking like flip flops with a tuxedo, or vice versa.Maybe look into Hardy board, and Blue and white really POPs a lot better than beige (but you have to respect the neighborhood styles and colors too).This house is not the same style, but it is an eye popping blue and white.

The area around this house is really appreciating and coming up, and this is definitely the roughest house on the block, so I think concrete is the right answer probably.
