As you practice and analyze deals, get an idea on what the rent ranges are like in the class A/B/C/D. 

That is usually war-zone, D-class tenant land.

Most have to get the 75-100 hour class you discussed and then do a 2-3 year apprenticeship for another 2000+ hours. 

You are a ruthless landlord (no shame in that) who chose the wrong asset class and tenant profile, and trying to bemoan someone for doing something a little nice thing for their tenants. 

Also, only other thing to add would be that if in your current market you aren’t finding enough deals to analyze and run numbers on, because you’re looking for 2-4 multifamily, then you need to either (1) change markets or (2) change property class.

I would rather pay my C class property tax bill than the A class bill.

Hey can you tell me more about the class, I wanted to sign up because I thought you got a VA for one full month at least 5 hours a day and were already trained.

Find a property as close as possible in terms of distance apart, class neighborhood, size, and anything else that would impact the rent.
