I've run into a fair share of inspectors who, while well-intentioned, don't understand the issues with older houses.I'd also suggest building in a higher slop amount, as there's frequently hidden damage or other lurking problems.Good luck!

@Joshua Berube I know you are out on the left coast where it's near tropical compared to the rest of the country, but around here flat roofs on small buildings are a deterrent as the roofs are more expensive to operate (you need to shovel snow off them more frequently) and to replace.

Frequently i get people that had a long history of good credit, then they had a medical emergency that they couldn't pay of some sort that lands them in the 600-650 fico range...I can work with them if they have a stable job and rent history.
