You might start by asking them what their plans are for selling the house.

@Caley Crossman Several of my clients have successfully used a Self-Directed Plan (RRSP, TFSA, etc.) to hold a mortgage against their own personal residential property. 

My primary concern is taking care of the seller whom I bought from, and the end buyer being able to have conventional financing in place as the end buyer.

@Bryan Devitt that is the plan, however I’m having a heck of a time finding any hard and fast rules about dates in regards to starting the eviction process.

For me, I care more about the accuracy of costs and finishing on time than the actual cost of the reach.If you really like this contractor, offer a bonus structure if he finishes on time.
