usually holes can be repaired over one weekend unless they did malicious damage and put huge multiple holes throughout the unit.If it was a few holes or nail holes, then you probably won't win as most courts would considered it wear and tear even though most of us would think not....but the court wins. 

Other components of your W2 pay like bonus/commissions/overtime/car reimbursements generally need 2 + years to use to qualify so if you have these components of your W2 pay you may have to wait for awhile for it to season to be able to use it.

Of course the property has gone up in value so I gained money there AND someone else is paying for me to eventually own that property so I figure it's a win either way.  

Easier option is to find friendly new board members as 11 of 35 votes at most meetings is more than enough to gain your candidates win.

Bonus points if he has a few nicer vehicles worth something.

Could be a win win if you draft the contract right and have a good contractor.

Banks can only take into account guaranteed income so not any performance based bonuses.
