What i have so far is a conceptual design and i'm currently finishing up the plans through chief architect. 

With the exception of it being a designated senior community or with very rare exceptions (own less than 3 units / live in the unit / etc, that have not been outlawed on your state/local level) you cannot deny renting to people with children.

I had the opportunity to drive past the home yesterday and parked to find the remodeling contract outside the property, he was telling me how everything was brand-new and the foundation on the house is very durable along with the entire house as he designed the home.

Each coach has the freedom to design their own program or to go items. 

From my understanding we could not claim it as a rental property for taxes and it would be designated as "personal use" by the IRS.

I thought about that of course but figured I'd see if anyone could clarify so I don't have to disturb the designated broker.

Duct work is designed for flow and friction loss , you need more than 1 size 

or does it have to be their 1st property and not designated as an investment property?

Give great consideration to the design of the house that does not meet current safety standards and know if you are in a sue happy area or if you can put something in the lease noting these items and expect the people to behave. 

It's just not an easy thing depending on the design.
