There is much competition in Dallas so it will help you have to learn more about your real estate specialty to get going forward having more than average closings.

Generally if you have to fix up a product after you buy it but before it's available to be put to use you would capitalize those items.

So if you're friend put the proceeds there, for the most part they can't get their money back out until the sponsor sells the investment property at some point down the road (time frames vary by DST, but for sake of this feed..lets say 7-8 years on average). 

Asset is an average performer, not much to improve. better use of your time to start thinking about how to buy the next one better.

If you are looking at commercial products it can be a lot faster.
