On a small 1930s house do a thorough check on how the house systems were updated, roof, drainage, electric, HVAC, plumbing, etc not just the viewable interior.

If you are using QBO, there is no need for another record keepping system.

Thats kind.In another recent thread on DSCR lenders (google able) basically commercial lenders for 30 yr fixed rate rental loans that do not depend on your income (DTI), low reserve requirements vs FANNIE (AKA Bank loans) and today insanely low interest rates;    - lendinghome - easy to apply and mostly automated application and underwriting system. 

All the hard work is done there, now need to just set up systems there the same way I have learned about in RE through BiggerPockets!

They are all long term rentals and looking to make a true system for property management.
