My question is, assuming we are not willing to fork over an additional 75k to close the mortgage out, do lenders offer refinanced mortgage packages for such a small amount of loan to value?

There are hedge funds that accept smaller investment minimums but I am a bit skeptical of them.All of this is of course in addition to regular old investments like mutual funds.

From your previous experiences, how much additional rent should be charged?

I had a family in their 32 days after I listed it on the sight (who ended up staying for 6 months)....CHBO also will give you a 30 day guarantee...so if no one books your rental within 30 days of listing it, they will extend your membership for an additional 6 months for free...yeah I got that deal too. 

Does the title company need additional  info or documents from the seller. 

In addition, at that low of an offer, he likely won't return your phone calls if you want to negotiate further.
