You shouldn't have any trouble accomplishing your financing goal. 

If you're going to cash flow negative $500/month, only to build some equity and pay lots of interest.... what else could you put $500 toward every month to accomplish your goals?

I had to evict a tenant who owes me about $3,000, and even if I don't collect, I want them to chase this person down and put a mark on their credit.I found a couple websites that will let me pay $30 to send a letter and report it to Experian, TransUnion, etc myself but that doesn't necessarily accomplish the whole "chasing down the tenant for the money" part.

find your niche. mean what kind of people are you going to market to.know your area. find out what area within your town and is popular, doing the most sales and get to know those areas. these are the areas cash buyers are investing infind your team members. realtors, attorneys, title company and the like. networking is key. you don't want to be scrambling for these people when its show time. its possible with one yet we accomplish so much more as a teamKnow your why. there is a ton of rejection in the beginning of this process.
