Afternoon all,  the wife and I are looking to start the purchase process ideally in San Pedro, CA, or possibly Long Beach. 

I’d love to play 1 appreciation gamble every two years (buy a 800k house in San Diego or something, rent it at 4-5k, which covers mortgage, and cash flow from other properties for cap ex) and profit at sell off on appreciation in 15 years.That’s another thing I don’t need the cash flow to live off of and I don’t intend to retire on the cash flow in the next few years.

I know prices are high in San Diego and we're looking specifically north of I8, up to 10 miles east of mira mesa and south of Escondido.

In case you need more convincing that we are heading down hill, take a look at the rent map in SOMA in San Francisco....

I like the cash flow potential of investing in the southeast, but the appreciation potential in San Diego makes my home market super appealing.

So I have my first duplex not In the greatest neighborhood in San Antonio.

I am currently in college in San Angelo Texas and have realized how great the market in this town is for rental housing.
