With low cash reserves i always recomend getting more into assignment of contracts or partnering up with other investors who do have money.

My goal with these first properties was ~$200 cash flow per month which I accomplished with 20% down.I'm now looking to broaden my horizons and have been looking at potential partners in rehabs where I can remotely provide the funding and credit and they can do all the leg work.

You already own one rental, so you're already on your way.Read the past posts on this forum to get up to speed aboutwhat you're wanting to do.Then when a potential deal comes along, post here to ask for partners or just advice.
